When does SBA SOP 50 10 require which report?

The SOP ties the required environmental investigation to the property's NAICS-based risk. Low-risk uses can often close on an ESRI or RSRA; higher-risk uses escalate to a Phase 1 ESA. Send us the address and use — we'll tell you which tier the SOP calls for.

Can you meet a closing date that's already set?

Often yes. ESRIs turn in 48–72 hours and RSRAs in 5 business days; rush options exist for Phase 1s. Tell us your date up front and we'll confirm what's realistic before you order.

Do you review a Phase 1 another consultant prepared?

Yes — our $275 3rd Party Review gives you an independent read on someone else's Phase 1 before you commit to a costly Phase 2 or clear a condition to close.

Are your reports accepted nationwide?

Our desktop products (ESRI, RSRA) are delivered nationwide; Phase 1 ESAs are available across our service regions with site visits scheduled to your timeline. Ask us about a specific state.

Do you work with the bank, the borrower, or both?

Either. Many lenders order directly and pass the cost through at closing; others have the borrower order and name the bank as a user of the report. Both are routine — tell us how your institution structures it and we'll set up the engagement letter and reliance language to match, so your credit file is clean the first time.

What does the 3rd Party Review actually check?

An independent Environmental Professional reads the Phase 1 you were handed and evaluates whether it meets ASTM E1527-21, whether the findings support the conclusions, and whether any recognized environmental conditions were missed or overstated. You get a short written opinion you can put in the loan file — either backing the original report or flagging exactly what needs another look before you lend against the property.
